Property Work

 

We handle sale and acquisition of real property transactions. These range from simple cash purchase transactions and bank financed transactions to more complicated exchange of land, issuance of shares and set-off of debts transactions. We act for developers, vendors and purchasers of properties under constructions, project works, completed properties and various types of land, including industrial and commercial land. In relation to these transactions, our lawyers have vast experience in applying for and obtaining the various consents of the authorities, including the State Authority, the Economic Planning Unit (EPU) of the Prime Minister’s Department and the Ministry of International Trade and Industry.

 

We advise and act for developers in their acquisition of land for development and our litigation department has vast experience in commencing legal actions against squatters and tenants of the land. As part of our quality service, our lawyers assist developers in their negotiations with squatters and tenants and personally attend the relevant meetings.

    

In addition, we advise our clients on the incidental issues relating to their property transactions, such as the impact which these transactions may have on their tax positions. We provide practical legal advice to assist our clients to minimize their costs.

    

We advise our corporate clients in their acquisition of real property as part of their business restructuring or expansion, including transfers of factory premises, commercial units and manufacturing plants. In relation to this, our advice includes compliance with Malaysian regulatory approvals and application for stamp duty exemptions.

    

We advise the Penang State Government, developers, joint management bodies, management corporations and other stakeholders in property management law.

 

Banking Work

  

Our lawyers have vast experience in handling banking work in respect of banking facilities granted to individuals, partnerships and companies. These transactions range from simple end-financing of purchase of real property to financing of machineries, assets, shares, property development, trade facilities, bridging loans, off-shore and syndicated loans.
